Pīrangi is a new residential development in Point England, designed as part of the broader Tāmaki Regeneration Programme.
The development includes 88 homes across three superlots, providing a mix of Public and Shared Home Ownership housing that meets growing demand while contributing to long-term community renewal.
Set between Maungarei (Mount Wellington) and Te Wai o Tāiki (Tāmaki Estuary), the site sits within a rich ecological and historical landscape. It is close to puna (natural springs), coastal reserves and long-established communities. These surroundings have shaped the development’s layout, materials and connections, helping to embed the new development within its place.
Pīrangi has been designed as a development people can grow into and stay connected to. Homes are arranged to feel grounded, with shared spaces that support everyday use. The masterplan balances urban density with open green areas and offers a mix of housing types to suit different whānau and ways of living.
Along Tripoli Road, the buildings take on a more defined, urban character, creating a buffer from traffic and giving the street a clear edge. Further in, the development opens up with lighter, quieter homes, shared outdoor spaces, and walking links to local parks, schools and shops.
Materials are honest and durable – brick, vertical weatherboard and metal cladding are used throughout the precinct. The colour palette responds to the development’s position in the landscape; set between the maunga and the awa, tones shift gradually from earthy and urban to those that reflect the light and movement of the water.
